RALEIGH – Interest rates, mortgage rates and prices for prime have climbed in 2023 but the demand for luxury homes doesn’t seem to be slackening if recent prices and closings are an indicator.

While the median prices of homes in the Triangle has fallen – at least in Wake County, according to the Register of Deeds data, the average price of sales has remained at near or record levels, says the Triangle Multiple Listing Service.

The reason? All those seven-figure closings, an MLS executive told WRAL TechWire in a recent interview.

“[T]hat’s an interesting stat, right? So average versus median, we could get super wonky and talk about the relative merits of each of those measures, but we generally track median,” Triangle MLS Executive Director Matt Fowler said. “So that’s the transaction in the middle of a stack of all the transactions, whereas average is going to be the numerical center.

“So 20 $500,000 houses and one $5 million house will cause the average to look like neither of those properties, and you don’t really get an idea of what’s really happening out there with an average. But we track both. And I would say that they’re both useful and reflective.”
